    New buildings in Moscow have doubled the number of studios in two years

    In two years, the number of studios in new buildings of all classes and types of the capital has grown to 9.3 thousand, which is twice as much as in 2020. Metrium analysts told Izvestia about this.

    It is noted that studios in the mass market segment form 31% of the supply, their share increased from 9% to 22%. Only in elite new buildings, their share was declining, and in July 2022, studios disappeared from sale in this segment.

    According to analysts, in July 2020, in all types and classes of new buildings in the capital, there were 3.9 thousand studios, although the total volume of supply was the same as now – about 42 thousand apartments and suites.

    “Studios have become an anti-crisis option on the market of mass new buildings. Since the cost of construction has been growing rapidly in the past two years, developers have sought to expand the offer of the most affordable and compact housing option, ” ,” said the CEO of SMU-6 Investments Aleksey Perlin.

    At the same time, the largest share of studios is sold in new buildings of economy and comfort class in the capital, including apartment complexes.

    Together with the share of studios in sales, the representation of one-room apartments and apartments increased (from 30% to 32%), while there were fewer two-room apartments (from 36% to 26%), three-room apartments (from 16% to 11%) and apartments with four or more rooms (from 2% to 1%).

    In business-class new buildings, the share of studios on sale increased even more noticeably. If in July 2020, developers offered 700 studios in this market segment, now there are almost 2.5 thousand. Their share has grown over this period from 4% to 15%.

    “In the premium segment of new buildings, studios are still rather a niche product, although they have become more common in various projects. Of course, in the premium class, the area remains an important characteristic of comfort and most customers will not refuse it.     Earlier, on August 15, VSN Realty analysts told Izvestia that the average transaction price for six months in the segment of studios in new buildings in the capital increased by 6%. Thus, studios in business-class projects went up most noticeably – by 11%, up to 420 thousand rubles per square meter. In the comfort class niche in June, this figure was 299 thousand rubles, in premium projects – 627 thousand rubles.

    in the Moscow agglomeration, 77 new buildings are offered for free sale with an average price per square meter of no more than 150 thousand rubles. At the same time, according to their data, 28 projects out of 77 already have five or more postponements of the commissioning date.
